Project description
A boutique hotel, situated at the south end of Main Street within the historic Charles V wall. The boutique hotel will have 16 guest rooms, a luxury spa, restaurant, outdoor pool, terraces and courtyards.

We prepared an Environmental Statement, Sustainability and Energy Savings Report for the development, including a predictive EPC to support GAMMA and the developer with the planning permission application. Following close work with the architects and developers, we were able to propose several energy efficient measures for the building to lower its impact on the environment.

The Aim
To comply with the nearly Zero Energy Building (nZEB) regulations of Gibraltar, i.e., the building must achieve an energy rating of A12 and 50% of its energy must come from a renewable source.

Finding & Solutions
EPC Rating (predictive): A12 with potential to achieve A10
Building Energy Use: 73 KWH/m1/year
Building Emission Rate: 39 kgCO2/m2/year
Passive design measures:

Natural ventilation throughout the hotel with open circulation areas, courtyards and by ensuring openable windows in all rooms.

Plenty of daylight from windows and open courtyards on both North and South faces of the hotel.

Low U-values of building elements such as walls and glazing.

No East or West glazed ares - minimising solar heat gains.
Active engineering measures:

VRV with heat recovery air source heat pumps for heating and cooling with SCOPS of up to 4.3

LED Lighting throughout with timers, occupancy and daylight sensors.
Renewable technologies:

Hybrid Solar Thermal and PV System with Naked Energy Virtu PVT Tubes to cover approximately 70% of hot water demand and generate over 13,000kwh/year of clean electricity for the hotel. Saving 120 tonnes of CO2 in 20 years.
Water conservation and recycling:

Greywater recycling system by Hydraloop - to collect over 3000 litres/day of greywater from showers/baths and reuse for spa, pool top up and cleaning decked area, savings over 2800 litres of water per day.
